Gas Exclusions
The following gas-related items are not covered under this plan:- Pre-existing faults with any gas appliance at the time of sign-up- Gas pipework alterations, rerouting, or upgrades- Non-domestic or commercial gas appliances- Unvented hot water cylinders and thermal stores- Boilers over 70kW or installations that do not meet current Gas Safe regulations- Back boilers or appliances with obsolete/unavailable parts- Cosmetic repairs or appliance deep cleaning- Flue, chimney, or external terminal repairs or replacement- Removal of asbestos or hazardous materials- Faults caused by limescale, sludge, or system contamination- Damage caused by misuse, third-party interference, or lack of maintenance
Central Heating Exclusions
The following central heating-related services are excluded from this plan:- Remedial work to radiators, pipework, or heating zones (e.g., balancing, bleeding, system flushing)- Repair or replacement of non-standard radiator valves, including towel radiator valves- Any work on cylinders, cold water storage tanks, or expansion vessels- Non-standard or complex heating systems, including: - Thermal storage units - Immersion heaters - Warm air units - Renewable energy systems (e.g., heat pumps, solar thermal panels)- Powerflushing or chemical system cleans (available at an additional cost) You may choose to request a separate quote for any of the above services not covered under the standard plan.
Hot & Cold Water Pipework Exclusions
The following hot and cold water-related services are not included in this plan:- Labour time exceeding 20 minutes to access a leak (e.g. removing flooring, boxing, or wall panels this work will be quoted separately)- Installation or repair of washing machine or dishwasher connections- Repair or replacement of stop taps, including seized internal stop taps- Any pipework beyond the external stop tap (typically the responsibility of the water provider)- Repairs to shared pipework or communal systems in flats or multi-unit buildings- Issues caused by frozen pipes, tenant misuse, or accidental damage- Replacement or upgrade of pipework not required to complete a repair
Tap & Toilet Exclusions
The following tap and toilet-related services are not covered under this plan:
- Replacement of toilets or any ceramic sanitary ware (e.g., basins, sinks, toilets, cisterns)
- Labour to fit a new tap is covered if the existing tap is beyond repair; however, the cost of supplying the new tap is the landlord's responsibility
- Repairs requiring specialist or non-standard parts not readily available
- Repairs to concealed cisterns where access panels are not provided
- Work requiring removal of tiled boxing, wall units, or fitted furniture
- Issues caused by limescale build-up, misuse, or foreign objects- Installation or modification of bathroom fittings or fixtures
- Any associated carpentry, tiling, or cosmetic repairs after plumbing work- Blockages caused by tenant misuse or inappropriate items flushed or disposed of
- This plan does not cover macerators, bidets, urinals, electric toilets, or other non-standard bathroom fixtures
General Exclusions
-All call-outs are subject to approval and must relate to uncontrollable leaks occurring internally and causing actual damage to the property.
- Leaks originating from the roof or external sources are not covered.
- Leaks caused by water ingress or regression in wet areas (such as showers, baths, and associated surrounds) are excluded.
- The plan does not cover showers, shower pumps, or associated repairs.
- Repairs involving lead, steel, or iron pipework are excluded.
- Damage caused by fire, acts of God (e.g., floods, storms), or natural disasters is not covered.
- Faults or damage occurring between tenancies are excluded.
- The plan does not cover drainage systems, appliances, waste pipework, or fittings.
- We do not accept liability for any damage to property or persons caused by leaks or other faults, nor damage resulting from third parties, accidents, tenant negligence, or unauthorized works by tradesmen
- Any damage caused by tenants or third parties is excluded from the plan
